Here’s what I want you to know about buying or selling here — and why who you work with matters more than most people realize.
The Northshore — anchored by Mandeville and Covington, stretching through Folsom and into Washington Parish — offers something increasingly rare in the greater New Orleans market: space, quiet, excellent schools, and real value per square foot.
Families relocating from Houston, Atlanta, and out of state are discovering what locals have known for decades: you can get a 3,000+ square foot home on a large lot in a top-rated school district for a price that would buy you a two-bedroom condo in most major cities. The tradeoff is the causeway commute into the city — but for many buyers, that tradeoff is absolutely worth it.
In recent years, the Northshore has also seen meaningful appreciation. Covington in particular has developed a vibrant downtown restaurant and boutique scene that rivals anything Uptown New Orleans has to offer. Mandeville’s lakefront remains one of the most desirable stretches of real estate in the entire state.
The market moves quickly for well-priced homes. Don’t assume the slower pace of Northshore life translates to a slower real estate market. Well-priced single-family homes — especially those in the $350K–$600K range with good school zones — attract multiple offers and move fast.
Know your school zones before you fall in love with a house. The St. Tammany Parish school system is one of the best in Louisiana, but school zones vary neighborhood by neighborhood. I always help buyers verify zones before they get emotionally attached to a property.
Flooding history matters here too. Unlike Orleans Parish, much of the Northshore has lower flood risk — but it’s not uniform. Properties near waterways, bayous, or drainage corridors need scrutiny. I know which areas have historically flooded and which haven’t, and I’ll tell you the truth.
Pre-approval first. Northshore sellers, especially in the luxury tier, expect clean offers from financially ready buyers. Don’t start touring homes without a pre-approval letter in hand.
The Northshore buyer pool has expanded significantly. You’re no longer just selling to local families — you’re attracting remote workers, out-of-state relocators, retirees downsizing from large northern cities, and New Orleans professionals willing to make the drive for the lifestyle.
That expanded buyer pool means your home has more potential reach than it did five years ago — but only if it’s marketed to find those buyers. A listing that sits quietly on the MLS reaches local buyers. A listing that’s marketed through social media, targeted digital channels, professional photography, and a network of referrals reaches everyone.
